Creating a design for a veterinary clinic and boarding facility that respects the historic context of Old Mandeville, while providing a noticeable eye catching aesthetic from the street. Providing this type of design for new construction while raising the building 10'+ above the ground were major factors and design components for this project. How could this be achieved without compromising the budget or quality and still provide all the components a veterinary clinic with boarding requires?

Through engaging collaboration and communication with the owner, the City of Mandeville, and consultants, Greenleaf Lawson Architects was able to provide efficient space planning at both ground level and the first floor. The design incorporated space under the building to offset cost of raising the building. The Ground Level provides covered parking, ADA parking , additional storage, elevator entrance, covered dog play area, rehabilitation area and more. The design also included flexibility for future expansion with the back porch equipped structurally for a new building. This could add up to 1150 SF to the 2750 SF already designed. The open front porch provides the Old Mandeville appeal while providing a slight modern touch in the details along with an 180 degree view along with views of the lake.

Design a building prototype that could be replicated multiple times on a given site that could be flexible and support different care levels and individuals while creating a supportive and built environment. Therefore, Greenleaf Lawson Architects has to not only think about the building prototype, but also how it interacts when duplicated on site and how to connect the community as a whole.

Through the design process, research and communication with the client, Greenleaf Lawson Architects not only focused on designing a home but also defining intuitive, functional spaces that encouraged cognitive awareness for residents in an assisted living and memory care community.

The building prototype design was based on reducing corridors and moving away from an institutional type building layout. The design focuses around natural way-finding through the built environment using symmetrical design and providing an open centralized location for core elements and amenities that provides defined spaces to support memory care, minimizing over-stimulation, and encouraging residents to interact.

Each building has two outdoor patio areas to encourage residents to engage in outdoor activities and provide a sense of independence while providing safety and security at memory care units with discrete residential ornamental fencing and gates.

Applying an assisted living building prototype that is flexible and supports different care levels that was designed based on the client’s project in Louisiana to a Texas location while increasing the number of building units and enlarging the administration elements to accommodate the added units. Site adaptation, increasing the project capacity/scope, and adjusting for different code and health care requirements where a few of the many obstacles associated with assisted living complex application

Through research of local codes and healthcare requirements, Greenleaf Lawson Architects modified the residential assisted living building prototype without compromising the design of the prototype which encouraged cognitive awareness while providing intuitive, functional spaces for an assisted living and memory care complex. Greenleaf Lawson Architects also continues to improve the prototype design based on the experience and lessons learned during the Sage Oak project in Louisiana.

Have you seen the code book for a Psychiatric Facility?  Many regulations are put in place to protect patients, protect employees and overall improve the health of those needing a facility of this type.  The challenge of following the code book was not the only task here.  The Behavioral Health Unit was to fit within an existing 3rd Floor cold, dark shell constructed in the 1970’s.  Limitations on clearances, sources of natural light and integration into existing mechanical and plumbing systems presented challenges for the entire design team.

An efficient space planning exercise by GLA’s design team resulted in a floor plan that met all criteria required by not only the restrictive codes but also by the users.  Each department was able to review and approve the layout, sightlines, security access and daily function.  With the help of the general contractor, Kent Design Build, the project was completed on schedule and under budget.  The original Owner-provided budget was $1.5 Million.  The contract amount ended at $1.38 Million with a Change Order percentage of only 1.16%.  Both Greenleaf Lawson Architects and Kent Design Build are proud of those statistics and look forward to showcasing those abilities on future projects.

Designing a pilates and high intensity fitness space may seem straight-forward.  In the case of Evolve Studio, the challenge lied in an existing building with 2 occupied spaces at the time of design.  During the end of design one tenant made the space available while the second tenant did not vacate until construction began.  Construction of this 3500 square foot studio had a hard deadline driven by peak business season and a very limited budget as this concept was new to the area.

The design consisted of key elements needed for a high impact appearance to attract customers, yet space for the owners to “evolve” into as their revenue increased through use of the space.  We focused on defining the business’s “needs” vs. “wants”.  Implementing the “needs” first with smart material selection and other efficiencies allowed for this renovation and build out to be completed for approximately $60 per square foot.  The space includes 2 studios; Burn and Pilates. With each space reflecting its designated workout area. Pilates features 10 pilates machines in a clean, white space, with a light atmosphere. Burn features 10 treadmills, and suspension training with a high intensity atmosphere. The lobby functions as a pre-function space, retail display and nutrition based food service including a smoothie bar.

Design for a rapidly growing Physical Therapy Clinic in a Traditional Neighborhood Development (TND).  This New Urbanist approach to designing cities, towns, and neighborhoods consisted of mostly residential structures as Dynamic Physical Therapy resulted in one of the first few commercial structures to join TerraBella.  Maintaining high quality materials, architectural elements and overall aesthetic were important factors to The Village.  How can this be achieved without blowing the budget?

By working closely with the owner, GLA was able to create an extremely efficient floor plan for their daily operations, satisfy the need for growth and expansion of therapeutic services all while complying with TerraBella’s design guidelines and review processes.  The design resulted in a high-quality product within a reasonable price per square foot for construction; just $110 per square foot!  Material selection, efficient design and wood frame construction helped achieve the low price per square foot.
