Have you seen the code book for a Psychiatric Facility?  Many regulations are put in place to protect patients, protect employees and overall improve the health of those needing a facility of this type.  The challenge of following the code book was not the only task here.  The Behavioral Health Unit was to fit within an existing 3rd Floor cold, dark shell constructed in the 1970’s.  Limitations on clearances, sources of natural light and integration into existing mechanical and plumbing systems presented challenges for the entire design team.

An efficient space planning exercise by GLA’s design team resulted in a floor plan that met all criteria required by not only the restrictive codes but also by the users.  Each department was able to review and approve the layout, sightlines, security access and daily function.  With the help of the general contractor, Kent Design Build, the project was completed on schedule and under budget.  The original Owner-provided budget was $1.5 Million.  The contract amount ended at $1.38 Million with a Change Order percentage of only 1.16%.  Both Greenleaf Lawson Architects and Kent Design Build are proud of those statistics and look forward to showcasing those abilities on future projects.

Designing a pilates and high intensity fitness space may seem straight-forward.  In the case of Evolve Studio, the challenge lied in an existing building with 2 occupied spaces at the time of design.  During the end of design one tenant made the space available while the second tenant did not vacate until construction began.  Construction of this 3500 square foot studio had a hard deadline driven by peak business season and a very limited budget as this concept was new to the area.

The design consisted of key elements needed for a high impact appearance to attract customers, yet space for the owners to “evolve” into as their revenue increased through use of the space.  We focused on defining the business’s “needs” vs. “wants”.  Implementing the “needs” first with smart material selection and other efficiencies allowed for this renovation and build out to be completed for approximately $60 per square foot.  The space includes 2 studios; Burn and Pilates. With each space reflecting its designated workout area. Pilates features 10 pilates machines in a clean, white space, with a light atmosphere. Burn features 10 treadmills, and suspension training with a high intensity atmosphere. The lobby functions as a pre-function space, retail display and nutrition based food service including a smoothie bar.

Design for a rapidly growing Physical Therapy Clinic in a Traditional Neighborhood Development (TND).  This New Urbanist approach to designing cities, towns, and neighborhoods consisted of mostly residential structures as Dynamic Physical Therapy resulted in one of the first few commercial structures to join TerraBella.  Maintaining high quality materials, architectural elements and overall aesthetic were important factors to The Village.  How can this be achieved without blowing the budget?

By working closely with the owner, GLA was able to create an extremely efficient floor plan for their daily operations, satisfy the need for growth and expansion of therapeutic services all while complying with TerraBella’s design guidelines and review processes.  The design resulted in a high-quality product within a reasonable price per square foot for construction; just $110 per square foot!  Material selection, efficient design and wood frame construction helped achieve the low price per square foot.
